The City Commission is reviewing options for expanding housing and business development Downtown. An inventory of City of Helena owned property in the area is being considered as potential sites for some of these improvements. Government agencies have a variety of regulations to follow in order to sell, lease or donate property and that is being studied to determine the feasibility of using some of these city owned properties. A Downtown grocery store is on the wish list and would be a great addition, but seems that it would be somewhat limited in size based on normal parking requirements although the Downtown has parking garages and a few open parking lots. It will be interesting to see how this proceeds.

WinCo Foods has applied for a building permit in Billings on the former Kmart lot. There has been a lot of redevelopment on Kmart sites around the country as they typically have an 85,000 sf or so building footprint and 8 or more acres of property. WinCo Foods is still considering stores in Bozeman and Helena, and although they did purchase a large site near I-15, I have heard there are some issues related to prior easements on the building site. WinCo is actually tearing down the former Kmart building in Billings in order to construct a complete new facility.

Sounds like the next round of closing will be Applebee’s and IHOP restaurants. Applebee’s closed 99 restaurants in 2017 and have plans to close another 60 to 80 restaurants in the coming months. IHOP is closing another 30 to 40 restaurants but has stated they will be adding new restaurants in other locations. The parent company of these two restaurant chains, Dine Brands Global, plans to purchase and grow small chains in the hot fast-casual segments that offer ethnic and healthy food. The CEO suggests these changes are related to meeting the eating out preferences of the younger generations. I would assume the Helena locations will be spared as they seem to be busy and well maintained which has not been the case in some of their sites.
